Dubai will be the best city to live in in 20 years

It is important for any investor to understand how the city in which he plans to purchase real estate will develop. It seems that Dubai has already been included in all the “best of the best” lists, and the city has come up with everything that the human imagination can reach. However, the local government still has something to surprise us in the coming decades.

The recently published Dubai Vision 2040 has as its core goal a very ambitious ambition to make the city the best place to live in the world.

5 main centers and their role in the development of the city

From Desert to Oasis

Under the plan, green space, recreational space and public park areas will double in size to serve the growing number of residents and visitors. Nature reserves and rural natural areas will account for 60% of the total area of the emirate.

In addition to increasing green areas, the authorities will take care of the comfort of cyclists and pedestrians by improving the quantity and quality of sidewalks and walking areas.

The area of land used for hotels and tourism activities will increase by 134%, while the area used for commercial activities will increase to 168 square kilometers.

The master plan will also increase the area of land allocated for educational and health facilities by 25%, and the length of public beaches will increase by 400%.

"20 minutes" concept

The Dubai government plans to create such infrastructure and transport accessibility in the city that will allow residents to get to any destination in 20 minutes.

The plan will locate 55% residents within 800 meters of public transport stations, allowing them to reach 80% their daily needs and destinations.

Saih Al Salam scenic road and new tourist attraction

In the southwest of the city, not far from EXPO 2020, a new 100-kilometer route will stretch. The project, based on the scenic route concept, will include facilities that provide a holistic tourism experience. It aims to increase the number of activities and services that promote desert tourism. The project will also offer new investment opportunities, support local initiatives that boost tourism, and encourage businesses to preserve the area's nature and identity.

As entertainment for tourists along the route, campsites and houses in the form of glass domes with panoramic windows, as well as open lounge areas on the shores of lakes will be built. There will be an open-air cinema, as well as various exhibitions and events.

The itinerary will offer trips to the ancient sites of Sarouk Al Hadid and Al Marmoom Heritage Village, as well as other activities including horseback riding, camel riding and desert walks. A Caravan Park with infrastructure and public spaces will be created to receive caravans.

Transforming the countryside into a tourist attraction

Dubai is not only a bustling metropolis and beach holidays. Beyond the hustle and bustle of the city lies the strategically important countryside of the emirate. The development of the agricultural industry and the preservation of natural reserves is one of the key areas of the plan. The measures will aim to protect archaeological sites, support farmers and local products and create investment opportunities for residents.

The master plan will create a distinct identity for each area, support farmers by giving them the opportunity to sell their local produce, and transform Dubai's countryside and rural areas into key tourism destinations. Public parks and transport solutions will be created here to facilitate mobility. There will be direct bus services from main stations to these areas, as well as special areas for bicycles and scooters.

Sports initiatives

Dubai is a very sporty city. There is no sport that cannot be practiced here. You can even ski all year round under the roof of the famous mall. However, it seems that this is not enough for the government, and it intends to invest even more in the development of the city’s sports infrastructure.

There will be many new opportunities for active recreation in Dubai: skydiving, safaris, hot air balloon flights, helicopter rides, a remote-controlled aircraft and car club. Transport infrastructure will be developed for movement through the desert on bicycles and scooters (currently such a path exists only in Al Qudra and Saykh Al Salam).

Finally, desert stations for sandboarding and desert driving, as well as other facilities, will be developed so that visitors and residents can enjoy unique experiences and a variety of sports activities in accordance with the highest safety standards.

The government will pay special attention to the development of the Hatta resort, which is located in the emirate of Dubai, 130 km from the city. This is a small village where lovers of outdoor activities often go. There are mountains, lakes, farms, honey apiaries, and mountain bike trails.

New express routes will be developed, including express buses from Dubai, mountain bike tracks will be expanded, and a new market will be built to sell local farmers' produce.

Particular attention will be paid to the landscaping of Hatta (13,000 trees have already been planted here), as well as the promotion of already existing natural pearls, such as the Tallah Park Nature Reserve. Unique in terms of topography, elevation, atmosphere and amenities, the park is one of the most beautiful green spaces in the emirate.
